  • Why should I get a home inspection?

A home inspection is very important for homebuyers. The objective is to know as much as possible about the condition of a home and its components and systems before making the final decision to purchase the home. According to MoneyGeek, 72% of American survey respondents believe that a home inspection can help them avoid costly home issues down the road.

A home inspection will identify issues, problems, and defects that may not be visible or may not have been disclosed by the seller. This information, presented in the form of a report, can help inform the decision to buy the property and provide important information on necessary repairs and costs that can be negotiated with the seller. For any issues that are not addressed or resolved by the seller, the inspection report is a good guide for the buyer to complete any repairs or improvements to be completed after the purchase. • What is the focus of a home inspection?

The primary goal of the inspection is to identify “material defects.” These are conditions that can either affect occupant safety or cause issues that adversely affect the market value of the home. In addition to identifying these issues, my inspection report will explain why the issue is important and what should be done to repair or correct the defects. However, my report is not only about the problems. I like to identify the unique features and strengths of the home. My attention to detail has helped me become one of the top home inspectors in Haddon Township, NJ.

I can arrange the termite inspection if requested. Depending on the specific conditions and history of the property, the need for other tests will be discussed with my client before the home inspection. • What is Radon and why is it important to test for it?

Radon is a naturally occurring, odorless gas that can enter the home from the soil or geology of the site. It's important because it decays or changes into other gasses that are known to cause lung cancer in humans. According to the United States Environmental Protection Agency, Radon is responsible for about 21,000 lung cancer deaths every year.

There are several scientific techniques to test for Radon and determine its concentration in the lowest level of the home. Levels are measured in picocuries per liter. Levels determined to be at or above 4.0 picocuries/liter are recommended for mitigation. These guidelines are established by the United States Environmental Protection Agency as well as state agencies. Mitigation for Radon usually consists of the installation of a vacuum pump under the basement floor or slab to remove the Radon and vent it outside. In addition to the analysis time for the laboratory, Radon testing takes a minimum of two days. If you're looking for reliable home inspectors in Haddon Township, NJ that also offer Radon testing services, call Haddon Home Inspection Services today!
